Context:
Project developed in collaboration with Jaime Úbeda. The intervention starts from a structure left unfinished after the 2008 real estate crisis, with the foundations, structure and part of the enclosures already built.
Located in Cocentaina, near Alcoy, the project responds mainly to local housing demand linked to the area’s industrial and agricultural activity. The challenge is to recover a large-scale building, with a significant area given over to garages and storage units, designed prior to Spain’s Technical Building Code (CTE), and turn it into a viable development adapted to current standards.
Solution:
Reusing the existing structure is the starting point of the proposal and a key element in making the development viable. Its adaptation to current regulations is resolved through rational construction solutions and an economy of means based on common, durable, cost-effective materials, combined with local marble, ceramics and continuous coatings.
The layout improves habitability, favoring cross-ventilation and the relationship between the homes and outdoor spaces. On the ground floor, the homes extend into private interior courtyards with terraces, improving natural light, ventilation and the quality of the domestic spaces.
The building’s update also incorporates energy-efficiency criteria and a centralized hot-water system using air-source heat pumps. The result seeks to balance architectural quality, habitability, durability, efficiency and cost, offering a contemporary home suited to the local context.
